From Setback to Strength: How Naila Din, CEO of EDIN, Is Redefining Property Development and Giving a Voice to the Voiceless.

When Naila Din, CEO of EDIN, entered the property development sector, she believed she was stepping into a world of exciting opportunities. But what she discovered felt more like the Wild, Wild, West!

She assumed she was safe because she was in the UK. She wasn’t aware of the sharks operating inside unregulated property finance, a system with numerous loopholes, no governance, and a culture of greed at any cost. By 50 she had achieved what many dream about: financial freedom and independence. Four years later, it all collapsed.

Naila faced financial ruin, betrayal, and a cancer diagnosis brought on by extreme stress, as a predatory lender colluded with a rogue builder who had a track record of manipulating new developers and destroying their projects. She experienced gaslighting, lies, bullying, and character assassination, while her femininity, intuition, and trust were stripped away.

“It felt like a real-life game of snakes and ladders,” Naila says.
“I was about to step into generational wealth, then hit the biggest snake of all. It took me right back to the start.”


Exposing an Industry’s Dark Side

Naila uncovered what she calls the shadow side of UK property finance. A world nobody warns you about: unregulated lenders preying on new developers: “training companies” prioritising marketing over education, “experts” who don’t walk their talk, and students sold a dream with zero safeguarding.

“It reminded me of the loan sharks Dave Fishwick exposed in the North,” she says.


From Exploitation to Empowerment

Naila has now become a voice for those who have been harmed. When the builder and lender were later charged with collusion and conspiracy, it wasn’t just personal justice. It was proof that integrity can win.

Through EDIN, she built a community of entrepreneurs who share their scars, remove the shame around “failure”, and use their experience to protect others.

“People don’t talk about the failures because they fear judgment.
But these aren’t failures. They are warnings.”


A Spiritually Driven Finance Model

Naila’s new finance model is spiritually aligned and impact-first.

Simon Squibb recently interviewed her about the model, which funds community-focused development where profits are recycled into local charities and social initiatives.

“True profit isn’t numbers in a bank account,” she says.
“It’s the legacy you leave.”

This echoes Dave Fishwick’s pioneering work, proving ethical business can thrive even inside the UK’s unregulated environment.
